“There is Nothing More Rock n Roll Than a Rooftop Swimming Pool”

About a decade ago, award-winning songwriter and founding member of Simply Red, Tim Kellett, began his search for a flat in London. Having spent most of his life in the countryside, he was used to the space and charm of Derbyshire, where a small flat’s cost in the capital could buy you a Grade II-listed manor house. But with more of his work based in London, Tim decided to start his search, albeit with some hesitation.

Initially, he focused on period properties, particularly converted Victorian buildings, but the state of many options was disappointing. As he began to feel discouraged, an article in the London Evening Standard caught his attention, highlighting a new development in Hackney called Arthaus, a development by boehm lynas (formerly Lynas Smith).

Tim was immediately impressed by the design. The charming Victorian red-brick façade preserves its heritage character, while the interior features modern design and state-of-the-art elements, creating a dynamic space. The building’s striking atrium, home to an art gallery and vibrant restaurants, adds to its creative atmosphere. For Tim, Arthaus wasn’t just a place to live—it was a space that fostered creativity. The flat’s soundproof construction allowed him to work undisturbed, while its dynamic surroundings provided the perfect setting to host artists and collaborators.

After three years at Arthaus, Tim came across another boehm lynas project nearby, Warehaus, which piqued his interest with its boutique feel and rooftop swimming pool. While smaller than Arthaus, Warehouse quickly won him over.

 “There is nothing more Rock n Roll than a roof top swimming pool!” – Tim Kellett.

 

With just 30 flats, it combines exclusivity with an industrial aesthetic, featuring exposed concrete ceilings and statement lighting. The thoughtful design creates a feeling of spaciousness, and Tim was so captivated that he moved without hesitation. Warehaus remains his London base to this day.

Reflecting on his journey, Tim praises boehm lynas for their ability to create buildings that balance style, functionality, and inspiration. Both Arthaus and Warehaus have not only supported his lifestyle but also enriched his creative process.
