Project Overview:

boehm lynas collaborated with GS8, KLH Sustainability, and Match Landscape Architects to secure planning approval for an innovative residential development at Tudor House, High Road, Thornwood, CM16 6LU. Designed to address the rising demand for sustainable, community-centered housing, this 3.2-hectare site has received full planning permission from Epping Forest District Council, subject to a Section 106 (S106) agreement.

The proposal includes 113 dwellings (Use Class C3), community spaces, extensive public realm improvements, and groundbreaking sustainable features. Building upon boehm lynas’ expertise in carbon-negative, zero-waste, and zero-bills housing, this development advances the firm’s commitment to sustainable architecture, following the principles of the award-winning Arbour scheme.

Key Features:

Sustainable Housing: The development offers 113 dwellings, including a diverse mix of two, three, and four-bedroom family houses and six apartments, all designed to deliver carbon-negative performance, zero waste, and zero energy bills for residents. This approach aligns with boehm lynas’s dedication to reducing environmental impact while providing homes that promote long-term affordability and resilience.

Energy Efficiency: The development is fully electric, generating more than the necessary annual energy through renewable sources. Each home is designed to achieve an EPC A rating of 110+, placing these units among the UK’s most energy-efficient residences.

Transport & Mobility: With 162 private parking spaces, four visitor spaces, and four shared electric vehicles in partnership with Nissan, the development promotes eco-friendly mobility. Communal traditional and electric bicycles further encourage sustainable transport for residents.

Construction & Materials: Homes will be constructed with natural materials and prefabricated sections for quicker, cleaner builds. Reclaimed masonry is incorporated wherever feasible, boosting the environmental credentials of the project.

Public Realm & Landscapes: The site features expansive public areas, including play zones, outdoor breakout spaces, and a revitalised lake. The landscaping, which incorporates significant edible planting, is designed to become self-sustaining within two years, reflecting boehm lynas’s focus on creating spaces that nurture both the environment and the community.

Community-Led Commercial Space: A flexible café and commercial area will serve as a community hub, fostering local businesses and bringing vibrancy to the development.

On-Site Facilities: Residents will enjoy a reuse centre, DIY workshop, and home-working spaces within each unit, reducing travel needs and enhancing flexibility for modern living.
